How can we help you

Level​ 1 Survey

Level 1 survey reports are concise and offer the lowest level of detail. However, we do not provide this service as we have had very little demand.

Level 2 Survey (previously referred to as a HomeBuyers report)

Please note – a standard level 2 survey does not come with a valuation. If you need a valuation then please let us know on the phone and/or via our contact page below. We will be happy to include this in our quotation.

A level 2 survey is based on a thorough inspection of the property. The report is less detailed than a level three survey and is most commonly suited to properties built since 1900.

Level 3 Survey (previously referred to as a Building Survey)

Please note - we are not currently providing this level of survey.

A level 3 survey is generally more suitable for older or larger properties or those perceived to be in a a poor condition. This report provides the buyer with a more in depth picture of the property. Detailed advice is included on how to remedy defects and ongoing maintenance issues are addressed.

RICS Red Book Valuation

Our surveyor is an RICS registered valuer, so we are able to provide you with an additional valuation in your level 2 report. Alternatively, a valuation in the standard RICS Red Book format can be provided for the purpose of shared ownership, Help to Buy, probate, matrimonial separation, or home purchase (non-lending).

New-Build Appraisals

In response to recent demand, we are now providing a survey of new-build properties. This is not to be confused with a snagging survey and comprises of an inspection to assess all of the attributes of a newly built property including its location, construction type and most importantly the quality of the construction. The survey includes a post inspection meeting on site (where permitted by the developer) and a follow-up email to you summarising any issues found.

About us

Our surveyor Matthew Calnan qualified as a chartered surveyor in 2004.
Since then, he has gained a wealth of experience in residential survey and valuation, having been employed for a number of years by a large corporate firm. Matthew has a building construction and civil engineering background which gives him a greater depth of understanding of house construction having held roles including site manager and projects manager. He now specialises in Red Book valuations, Level 2 survey reports and New-build appraisals
